In the heart of Bucharest, at the busy intersection of Calea Victoriei and Bulevardul Dacia, KÉSZ Romania acted as general contractor for the Dacia One project. The development consists of three buildings, one of which is the 19th-century Cesianu House – a listed monument and former residence of the German Embassy. We carried out the complete rehabilitation of the historic building, restored its damaged artistic decorations and installed modern building-services systems. The façade of the adjacent former Soviet community theatre, which has also gained heritage status, had to be preserved, stabilized and supported by a temporary steel structure. A new, modern office building was constructed behind this protected façade and in the garden of Cesianu House, providing a total of around 27,000 m² of high-quality office space that elegantly combines historic character with contemporary architecture.

The execution posed a challenge not only from a technical perspective, but also due to the site’s central urban location. The development, with a total area of approximately 27,000 m², was delivered as an elegant building ensemble that evokes the historic character of the area while featuring a contemporary design. A distinctive feature of the new office building is the integrated ceiling-based heating and cooling system.

Throughout the project, the close collaboration with designers and specialist consultants, effective coordination with the client, and high-quality project management were officially recognized. The Order of Architects of Romania awarded the Dacia ONE project team – and thus KÉSZ Romania – a Certificate of Appreciation at the 2021 Bucharest Annual Architecture Gala, in recognition of the quality, complexity, and management of the built environment.
